You can rent a half a barn, or a whole barn.  (If you rent a half, the other side may be rented to another party.)  See pricing details below for THE RED SHED AND THE BLOCK SHED!

At Braehead Farm we welcome the young…and the young at heart…to come and have a fun filled birthday on the farm!  Reserve  The Red Shed or The Block Shed in the Family Play-Grounds!  Each barn rental includes the rental space AND access for your guests to the admission area of the farm called The Family Playgrounds!  This area is tons of fun and includes a hay barn, corn pit, farm animals, sand piles, slides, a tree deck with slide, and more! (For the general public, this admission area is $6.00 per person, age 2 & under free!) 

Any special events at the farm are not included in the party rental price. The Fall Festival, and our Santa event are an additional $9.00 per person age 2 and under free for included party hosts and party guests, for those wanting to attend.  (The general public will pay $6.00 for the Family Playgrounds and $9.00 for the event for a total of $15.00) 

Spring, Summer and Fall party time slots are 10 AM – 12:00 Noon | 1 PM – 3 PM | 4 PM – 6 PM  (in Winter we close at 5:00 pm so we lose that last party time slot.)   Plus you can arrive a half hour earlier to set up and get a half hour after for cleanup for a total of 3 hours for your party!   The barn is to be left broom clean and trash in the trash cans.   After your 3 hour party, you are welcome to stay as long as you like in the Play-Grounds or on the rest of the farm!  (You must vacate on time so that the next party may start on time.)

RESERVATION PROCEDURE:  We require a deposit to hold and reserve your party date and time.  This deposit is non-refundable within 72 hours prior to the reserved party time.  Please contact the Braehead Farm Office at 540-899-9848, or stop in to reserve your party.  (We will require a $50.00 deposit for half a barn rental and $100.00 deposit for a full barn rental.  The remaining balance is due upon arrival.)   Your party is NOT reserved until the deposit is received.  This can be done over the phone with a credit card or in person in the Braehead Farm Market.  We do NOT hold dates without a deposit.  Emailing your request and inquiring about a date does not reserve a party.   Emails will be responded to and available dates will be given at the time of the email.   To ensure your date at the time of request, you must place a deposit to hold and reserve it.   Please note: Not all staff cashiers can book reservations, please ask for a party coordinator.  Reservations are best to be made during the weekdays of 9-5 with office administrative staff.  If you call on the weekend and an administrative staff member is not available, you can leave a message for a return call for the first bookings on the next weekday business day. IMG_4727The Red Shed is a 1000 sqft enclosed barn with heating and AC. (The AC is in a non-insulated barn, with ceiling fans.  On a very hot humid day with the doors consistently opened and full of guests, it may have difficulty keeping a cool AC temp.)  It has eight, 8′ picnic tables that will seat a total of 80 guests, plus four benches.  It has a front porch overhang area with additional picnic table seating. The seating is separated by the four benches for each side to seat 40 guests (full capacity) and each side has its own entrance for a half barn rental.  If you feel you will go over the 40 person capacity, you will need a whole barn for capacity limit.

Half of The Red Shed – Rents for $150.00 for each side, for the 3 hour time slot. You are allowed up to 30 guests for the $150.00  (adults and children over age 2) for access to the barn and Family Playgrounds.   The capacity for a half a barn is 40 guests.  Each additional guest over the 30 (up to 40 person capacity limit) is $6.00 plus tax per person.  (There is no refund for any guests under the 30 count.)

Whole Red Shed  – Rents for $300.00 for the 3 hour time slot.  You are allowed up to 60 guests for the $300.00  (adults and children over age 2) for access to the barn and Family Playgrounds.   The capacity for a whole barn is 60 guests.  Each additional guest over the 60 (up to 80 person capacity limit) is $6.00 plus tax per person.  (There is no refund for any guests under the 60 count.)

The Block Shed – is a 1000 sqft 3 sided barn like a pavilion.  It has a mulched floor, lighting, ceiling fans and outlets.  It has eight, 8′ picnic tables that will seat a total of 80 guests, plus four benches.   The seating is separated by benches for each side to seat 40 guests and each side has its own entrance for a half barn rental.   If you feel you will go over the 40 person capacity, you will need a whole barn for capacity limit. 

Half of The Block Shed – Rents for $125.00 for each side, for the 3 hour time slot. You are allowed up to 30 guests for the $125.00  (adults and children over age 2) for access to the barn and Family Playgrounds.   The CAPACITY for a half a barn is 40 guests.  Each additional guest over the 30 (up to 40 person capacity limit) is $6.00 plus tax per person.  (There is no refund for any guests under the 30 count.)  

Whole Block Shed – Rents for $250.00 for the 3 hour time slot.  You are allowed up to 60 guests for the $250.00  (adults and children over age 2) for access to the barn and Family Playgrounds.   The capacity for a whole barn is 60 guests.  Each additional guest over the 60 (up to 80 person capacity limit) is $6.00 plus tax per person.  (There is no refund for any guests under the 60 count.)

All parties must register with Braehead Farm and parties are not permitted at Braehead Farm without reservation.

  NOTE:  PARTIES MUST VACATE ON TIME.  LOITERING AFTER HOURS IS NOT ALLOWED.  THE LAST BIRTHDAY PARTY TIME SLOT MUST VACATE THE FARM NO ATER THAN 6:30 pm during our 9-6 operating hours.

  • Parties are not allowed alcohol without Braehead Farm permission and a one day ABC banquet license.  This can be purchased online. Get a Virginia ABC Banquet License
  • Only a WHOLE BARN rental will be allowed to serve alcohol.  A half barn rental will not be approved for alcohol.  Alcohol must stay in the barn.  
  • MUSIC:  Only a whole barn rental will be allowed music.  Any music in a whole barn is to be complementary to the barn.  It is not to be loud enough to go beyond the barn and over the farm as other visiting guests are enjoying a day at the farm.
  • Please, no balloons, silly string or anything else the animals or chickens could eat, outside on the grounds for the safety of our animals and the chickens.   Balloons are allowed inside the barn and MUST be cleaned up/swept after the party. Bounce houses are prohibited.
  • All children must be monitored on the grounds during the parties.  Please do not allow children to chase, throw things, shoot nerf guns, feed or pickup the free range chickens.
  • All dogs MUST stay on a leash.  By law, animals are not allowed in the produce fields.

PARY FOOD:  We are currently not providing food from our kitchen for parties.  You can bring in your own food, or have food dropped off to your party by a delivery business.   Any onsite caterers are required to have prior approval and a certificate of insurance to serve food on the farm for your event.
